What does your property management service include? +

We handle every aspect of property management so you don't have to.

What is your management fee? +

Our management fee is 8% of collected rent with no setup fees, hidden costs, or long-term contracts. This fee covers all management services including tenant placement, rent collection, maintenance coordination, and financial reporting.

How do you screen potential tenants? +

We use a comprehensive 5-point screening process: credit history verification, employment verification, previous rental history check, criminal background check, and income verification. We only recommend tenants who meet strict financial and background criteria.

How quickly can you find a tenant for my property? +

Our average vacancy period is less than 12 days. We use professional photography, competitive pricing, and multiple marketing channels to attract quality tenants quickly. Market conditions and property condition can affect timing.

Do I need to make any upfront investments? +

There are no setup fees or upfront costs. We may recommend minor improvements to maximize rent potential, but these are optional. Our management fee is only charged on collected rent, so we're incentivized to keep your property occupied.

Residents

How do I pay rent? +

Rent can be paid online through our resident portal using credit card, debit card, or bank transfer (ACH). We also offer automatic payment options. Rent is due on the 1st of each month with late fees applying after the 5th.

How do I submit a maintenance request? +

Submit maintenance requests 24/7 through our online resident portal. For emergency maintenance (water leaks, no heat/AC, electrical issues), call our emergency hotline at (703) 555-0123. Non-emergency requests are typically addressed within 72 hours.

Can I have pets in my rental? +

Pet policies vary by property. Many of our properties allow pets with approval, pet deposit ($300 per pet), and monthly pet rent ($25 per pet). Maximum 2 pets per unit. Some breed restrictions may apply. Contact us for specific property pet policies.

What happens if I need to break my lease early? +

Early lease termination options depend on your lease terms and circumstances. Some situations (military deployment, domestic violence, uninhabitable conditions) may qualify for early termination. Contact your property manager to discuss your specific situation and options.

How much notice do I need to give when moving out? +

Most leases require 30 days written notice before your lease expiration date. We'll schedule a move-out inspection and provide a checklist of requirements to ensure your security deposit is returned promptly.
